MLS and AI disclosure

An MLS listing video with the AI disclosure caption on by default

Rules on AI-enhanced media differ by MLS and board, and they change. So every export ships with a short AI-enhanced video caption, on by default, and you decide whether to keep it.

What the caption is

A short caption on every export noting that the video is AI-enhanced. It is on by default because several MLS and board rules on AI media require disclosure. If your board does not, switch it off under Export and share.

A caption is not always enough. Some MLS rules want the disclosure on the image itself, not only in a caption, and California AB 723 also asks for a link to the original, unaltered image. The caption does not do either of those for you.

Whether disclosure is required where you list is yours to check. Pic2VidTour is not affiliated with any MLS or board, and this is general information, not legal advice.

What the rules look like right now

  • California AB 723 (chaptered 10 October 2025) adds a disclosure and a link to the original, unaltered image for digitally altered images in advertisements for the sale of real property.
  • Wisconsin Act 69 requires disclosure in all advertising altered with technology, including AI, in ways that create a false or misleading impression. It takes effect 1 January 2027.
  • MLS rules vary by board. Read your own board's current guidance.

The tool side of the question

Every scene starts from one real photo, and each clip is checked against it. A scene that fails the check does not ship as a clip. That does not replace your own judgment about disclosure, but it keeps the video tied to photos you can point to.

FAQ

Questions on this topic

Is the disclosure caption on by default?

Yes. Every export carries an AI-enhanced video disclosure caption unless you switch it off under Export and share.

Do I have to disclose that the video is AI-enhanced?

It depends on your MLS, board and state, and the rules change. Check your own board's current guidance. The caption helps where a board accepts a caption. Some MLS rules want the disclosure on the image itself, and California AB 723 also asks the agent to link the original photo.

Does Pic2VidTour give legal advice?

No. We describe what the tool does and where the rules are published. Pic2VidTour is not affiliated with any MLS or board.

Does the tool change what the house looks like?

Every scene is animated from one real photo, and requests to add a room, a feature, a view or a moving car are refused and not billed. Each clip is checked against its photo before it reaches you.

Who is responsible for photo rights?

You are, by ticking the box at upload, the same as when you post photos to the MLS or social media. You keep ownership of your photos.
